As we move into June, the Grey County real estate market continues to show signs of opportunity as we head into the busiest season of the year.
Across communities like Grey Highlands, Meaford, West Grey, and surrounding areas, we are seeing more inventory come to market compared to earlier in the year. Buyers now have more options and are taking a more thoughtful approach, while well-priced homes continue to attract solid interest.
Recent market trends show average sale prices remaining relatively resilient throughout Grey County, with many properties still achieving strong values despite longer days on market in certain segments. Detached homes in desirable rural and waterfront locations continue to perform particularly well, while buyers are becoming increasingly price-conscious and selective. The market is in an adjustment period.
One of the biggest shifts this spring has been balance. Unlike the highly competitive markets of the past few years, today’s environment is creating opportunities on both sides of the transaction. Sellers who price strategically and prepare their homes properly are still seeing successful results, while buyers are benefiting from increased negotiating room and a wider selection of properties.
Lifestyle continues to drive demand throughout Grey County. Many buyers are still seeking more space, access to nature, smaller communities, and a better overall quality of life. Areas near Georgian Bay, recreational trails, and vibrant small-town centers remain highly attractive to both full-time residents and recreational buyers.
As we head deeper into summer, market activity is expected to remain steady. Seasonal demand typically peaks between June and August, and motivated buyers are actively watching for new listings that align with their goals and budgets. Community sentiment across Ontario also reflects a growing focus on value, affordability, and long-term lifestyle decisions rather than short-term market timing.
Whether you’re considering buying, selling, investing, or simply keeping an eye on the market, staying informed is more important than ever. Real estate is always local, and understanding the nuances of each Grey County community can make a significant difference.
If you have questions about your home’s value, current market conditions, or your next move, I’m always happy to help.
Wishing you a wonderful June and an enjoyable start to summer!
Warm regards,

Home TLC: June Edition
Paint & Repair Any Woor Rot
June is one of the best months in Grey County to tackle exterior painting and address early signs of wood rot, thanks to warmer temperatures and lower humidity swings compared to spring.
Before painting, take time to carefully inspect trim, window frames, decks, and fascia boards for soft spots, peeling paint, or discoloration. These are often early indicators of moisture damage or rot. Any compromised wood should be scraped, cut back, or replaced before painting — painting over rot will only trap moisture and make the problem worse.
For small areas of rot, use a wood hardener or epoxy filler after removing loose material, then sand smooth once cured. Always prime bare wood with a high-quality exterior primer before applying paint to ensure proper sealing and long-term durability.
Grey County’s mix of rural exposure, heavy spring moisture, and strong summer sun makes proper prep especially important — a well-prepared exterior not only looks better but also significantly extends the life of your home’s surfaces.
